New listings in Los Angeles County fell off a cliff at the end of last year. Fewer than 1,000 single-family properties came online in December, per Miller Samuel’s Elliman Report, down 14% over last year and more than 50% since October. 

One bright spot: the $2M-$5M range, where listing activity was up over 20% (signed contracts also ticked up 12%). 

Here, three recent listings in that sweet spot. They all sit along the narrow stretch in and around Mandeville Canyon, including the above 1959 build, tucked into the hills under fruit trees and winding paths. Inside, there’s a selection of colorful tiles and wood paneling spread across almost 4,000 square feet on a single story. The pictures are a long scroll of a deep breath.
